Our stay at Belvedere was June, 2010 with our kids. It was our 2nd visit and the the 1st for our kids. Others have said similar things, but I will corroborate their story.
Views are great. Location is nice. Villa is NOT in great shape. We had leaks when it rained, which was most of the week we were there. The upstairs shower/tub also would leak down into the 1/2 bath next to the kitchen. Most of the furnishings are run down and need work or replacement. The kitchen is definitely not what I'd call "well equipped". We had a couple of dinners in, but mostly just breakfast and packed lunches to go.
Destination St. John was a great agency to work with though.
