I understand the price comment but there are very few businesses for sale that include the property -- they are almost always just selling the chance to take over the lease and assume maintenance of the used equipment.
An acre + of land on Water Island with a house and 7 rental units is not really priced unreasonably and likely negotiable I am sure.
At $2,500,000 minus 2 zeroes = $25,000 -- you couldn't build the cistern for that price.
